We carry out the complete process that goes from a revision of the legal antecedents of the property, market valuation, promotion through different electronic means, realization of guided visits (always in the presence of one of our brokers), rigorous process of selection of the candidates or tenants. Applicants who intend to lease their property are interviewed, in addition, to conduct an investigation of their financial, commercial and legal behavior. Stages of management:
- Photographing the property: Coordinates date and time with client to take pictures, preferably day to better appreciate the spaces and details, then choose the best to publish, this is complemented with the property listing that the client completes in advance to be clear of the description of the property, thus avoiding deceptive advertising.
- Carry out market research: The objective is to review values which allow having a reference to assign rental value, considering connectivity, facilities that the building has, commerce, services in general, etc.
- Inventory valued: Only if necessary, example are detailed: furniture, curtains, washing machine etc., that remain on the property.
- Publish the property in different media.
- Install Signboard: 1.20 x 70 (Trovicel material) to attract potential customers.
- Coordinate visits: According to the requirements requested to evaluate the possible tenant.
- Sending documents from the applicant to the owner: this occurs when the client has been filtered, who has already visited the property and wishes to sign a contract.
- Contract Drafting: this is sent to the owner and tenant, with the ok of both is coordinated signature in Notary.
- Delivery Information: These are recommendations that are delivered to the Renter, in terms of security, receipt of tickets, payment of cleaning, general maintenance of the property.
- Inventory Valued: Only if necessary, example are detailed: furniture, curtains, washing machine etc., that remain on the property.
- Delivery Certificate: Corresponds to how the apartment is delivered, that is to say, the state of the property (conditions of artifacts, manuals, number of copies of keys, etc.).
- Signing of a contract in a notary: in the event that Client Client is unable to attend Notary, he must deliver power of attorney to the Property Broker or to whom he deems appropriate.
- Delivery of property: after the signing of the contract, the property is delivered to the Renter, at which moment the delivery certificate is signed.
Commission:
Our fees are only paid once the Lease Contract has been generated before a Notary and corresponds to the 40% plus tax, of the value of the first month of rent.
